According to Checkatrade.com, in 2025 the average installation costs per m² are as follows:

In an average home, materials and installation costs can vary between £3,000 and £13,000. This is a considerable variance due to a number of factors that affect the cost, starting with the type of heating system: wet or dry.
Cost breakdown by system type: electric vs wet underfloor heating
Electric, also known as dry underfloor heating systems that run off the electricity network in a property are cheaper to install than wet underfloor heating systems, which are series of pipes connected to a boiler.
Average dry installation cost: £50 – £85 per m²
Average wet installation cost: £85 – £110 per m²

Other factors that affect cost
The size, location and layout of the area for which underfloor heating is being installed will have a significant impact on the cost of installation.
- Size –the bigger the area the higher the cost
- Location – the proximity of the boiler, alternative heat source or mains electricity will affect the labour and material costs
- Layout – a complex layout with extra corners or quirky wall configurations will require more planning, customised fitting and increased labour costs.
Insulation is a key factor in underfloor heating costs. Insulation is essential for heat and energy efficiency. If the underfloor insulation needs to be upgraded this will incur an additional cost but this is worthwhile to enhance the long term performance of the system.
Floor preparation is also key. An uneven or damaged subfloor will require extra labour to be repaired, levelled or have a new screed layer applied to provide a suitable base for installation.
Running costs and energy efficiency: what to expect long-term
Wet systems are cheaper to run and are more energy efficient than electric systems, particularly when working off a heat pump or condensing boiler. They also usually last longer at around 35 years while dry systems last for approximately 20-25 years. Dry systems are more expensive to run due to higher electricity prices.

Both wet and dry systems will be more energy efficient if they are controlled by smart thermostats and there is adequate insulation.
